Planning Commission Tables Site Plan for 512 Foundation Warehouse Addition Over Material Concerns
The Planning Commission reviewed a site plan for a new warehouse addition and parking lot for the 512 Foundation at 170 South Main Street. The applicant, JD Hiner of Silver Fox, proposed using cement fiber siding, synthetic wood planking, a standing seam metal roof, and stucco for the exterior. Commissioners raised concerns about the materials not aligning with the Gateway Historic District design guidelines, which encourage the use of stone, brick, wood, or stucco as primary exterior materials. There were also discussions regarding landscaping requirements, specifically the 20% site coverage and the treatment of the future building pad. Concerns were raised about the visibility of the parking lot from Main Street and the adequacy of landscaping. The commission also deliberated on parking calculations, considering both the existing and proposed structures. Ultimately, the commission voted to table the site plan recommendation to the City Council, requesting the applicant revise the design to incorporate materials compliant with historic guidelines and to modify the future building site to reflect a landscaping concept for the interim period, specifically along the 15-foot setback on Main Street.
