Bluffs at Dankbar Farms Master Plan Amendment Proposed to Allow Mixed Housing Types

The commission is considering a request to amend the master plan for a portion of the Bluffs at Dankbar Farms subdivision. The applicant, Friedrich Land Development Company, seeks to change the master plan for an unbuilt outlot zoned medium density, suburban floating, medium density FSRM. The amendment will allow for a broader mixture of housing types, including small apartments, while keeping the base zoning designation, anticipated number of units, and overall density the same as originally conceived for single-family attached homes. The proposed concept includes single-family attached and detached homes along the west and south of the property, and smaller apartment buildings on the east-northeast side adjacent to Everest Avenue. Staff recommended alternative number one, limiting apartment dwellings to 48 units and designating only the northeast corner for apartments.
