Butler Community College Adjusts Drive Access and Parking Layout
The council approved a revised site plan for Butler Community College at 715 East 13th Street. The plan involves removing the easternmost drive approach onto 13th Street and replacing it with a new approach on the southern end connecting to East Commerce Street. This change aligns the property with a 2018 access plan revision. The total number of parking spaces remains the same, although the locations of the driveways are changing. The eastern drive approach is being removed because traffic engineers recommended placing major driveways further from intersections.
Dunkin' Donuts Signage Approved with Painting Condition
The council reviewed and approved a revised sign plan for Dunkin' Donuts at 321 South Andover Road. The plan involves replacing existing signage with updated branding, including a wall sign on the eastern elevation facing the street and another on the southern elevation near the drive-through. The building has a 2012 variance allowing for up to 7.35% wall coverage, and the new signage is expected to be less than 5%. A condition was added to ensure the paint behind the new sign matches the rest of the facade to avoid visual discrepancies.
Scooters Allowed to Add Second Wall Sign on Southern Elevation
The council approved a revised sign plan for Scooters at 626 South Andover Road. The establishment, which previously added a wall sign on the southern elevation in March, is now seeking to add a second wall sign on the same elevation, closer to the front of the building. The two signs together will be approximately 31 square feet, well below the maximum allowed coverage. The new sign will be unlit. There was some initial confusion regarding the number of signs previously approved and currently proposed.
Four Seasons RV Sign Plan Approved with Facade Improvement Condition
The council approved a sign plan for Four Seasons RV at 1523 West Ledgerwood Drive. The plan involves a new wall sign replacing existing signage. Due to the building's setback from the street, extra wall coverage allowance is permitted. While the aluminum sign panel is large, the actual sign message area does not exceed maximum coverage limits. The new signage is unlit and made of a metal panel. Window clings will also be added. A condition was placed that existing holes, glue, or residue from old signage must be painted over or hidden to match the facade.
Print Me Assign Approved for New Signage and Storage Fence; Second Sign Added
The council approved a revised site plan for Print Me Assign at 225 West Central Avenue, including a new illuminated wall sign and a proposed fence around the existing drive-through canopy. The sign, featuring the company logo, is made of illuminated acrylic. The fence, to be constructed of chain link with printed mesh screening, will enclose the drive-through canopy for storage. The applicant plans to print the mesh to resemble the building's brick facade. The motion was amended to include approval for an identical second sign on the east entrance, as initially overlooked.
