Planning Commission Approves 313-Lot Residential Subdivision with Environmental Mitigation
The Planning Commission reviewed and approved Vesting Tentative Tract Map 7451, a request to adopt a mitigated negative declaration and subdivide 40.77 acres into 313 single-family residential lots, one multi-use trail, and one park lot. The project is located southeast of Olive Drive and Santa Fe Way and will be zoned R2 (small lot single unit dwelling). Access will be provided from Furidge Way and Poplar Spring Avenue. Mitigation measures for air quality, biological resources, cultural resources, and traffic were included, resulting in no significant environmental impacts according to the initial study. The applicant committed to an all-electric development, photovoltaic systems, and purchasing carbon credits to offset greenhouse gas emissions, aiming for net-zero reductions. Despite initial concerns from the Sierra Club regarding an apparent calculation error in a related track (7450), the applicant and staff addressed these issues, with the applicant providing a rebuttal. The commission voted to approve the project, with Vice Chair Martin and Commissioner Corr absent.
