Revised Single-Family Residence Approved for 333 Linden Avenue Despite Scale Concerns
The Planning Commission reviewed a revised proposal for a new single-family residence at 333 Linden Avenue. The project was continued from a previous meeting due to concerns about size, scale, garage orientation, and potential use as a short-term vacation rental. The revised design relocates the garage to the rear of the property with access from Dorrance Way, eliminates the driveway onto Linden Avenue, reduces the overall footprint slightly, and decreases the number of bedrooms from five to four. The Commission also discussed a lot line adjustment between the subject property and an adjacent parcel (355 Linden Avenue), which will require the demolition of an existing garage on the adjacent property due to encroachment. State law (AB 2097) preempts the city from requiring minimum parking standards for the adjacent property, which will be left without a garage in the immediate future. The Commission ultimately approved the revised project with a 3-2 vote, with differing opinions on the project's scale and compatibility with the beach neighborhood aesthetic.
Verizon Wireless Facility Review Continued to December 7th
The Planning Commission considered a request by Verizon Communications to continue the review of a wireless facility installation at 912 Linden Avenue on the Sushi Terry building. Verizon requested a continuance to December 7th to allow additional time to explore alternative locations, having put projects on hold for a corporation-wide internal review. The applicant's representative confirmed they are reviewing alternatives, including the VETS building, and are in the early stages of due diligence. The Commission voted 5-0 to grant the continuance.
Surf Cottages Condominiums Project Approved by Planning Commission
The Planning Commission considered a request for a development plan and coastal development permit for the Surf Cottages Condominiums project located at 4716 7th Street. The project involves the remodel and addition to an existing single-family dwelling, including a new second-story addition and attached two-car garage. Additionally, a new two-story building with two dwelling units, each with an attached two-car garage, will be constructed. The project also includes a new driveway, guest parking, fencing, landscaping, and undergrounding of utilities. The Commission discussed the project's history, its compliance with zoning codes, including a requested modification for the front yard setback, and its alignment with general plan objectives. The project was approved with a vote of 5-0, including an amendment to condition 11 regarding flood zone map changes.
