Beacon Point Unit 6 and Unit 7 performance letters of credit were discussed. Unit 6 has a 50% build-out rate (9 of 18 lots), and Unit 7 has 34 of 36 lots occupied. Combined, the developments meet the 80% occupancy threshold. The developer requested the possibility of combining the letters of credit into a single maintenance letter of credit upon completion of surface improvements. The commission expressed agreement with the potential consolidation and rollover into maintenance if public improvements are finalized.
Cedar Lake Storage Performance Letter of Credit to be Addressed After Sidewalk Completion
Cedar Lake Storage requested a performance letter of credit in the amount of $7,700 to expire on July 1st, 2026, be addressed. The only remaining item to be completed is the sidewalk. The developer, Chris Porter, stated the sidewalk would be finished by the end of the month and agreed to complete it within two weeks to coincide with the next public meeting. The commission agreed to address it at the regular meeting in two weeks, provided the work is completed.
