Board of Adjustment Approves Variance for Accessory Building on Littlefield Avenue
The Board of Adjustment considered a variance request for an accessory building at 1172 Littlefield Avenue. The applicant, Danny Wellman, sought to allow an accessory building closer than 10 feet to a residential structure. Mr. Wellman requested a 6'4" clearance, stating that numerous structures in the neighborhood are attached to homes and that he bought the property with an RV, and thus wanted to build a structure to house it. Tony Vincent, a neighbor, expressed opposition, citing the ordinance requiring a 10-foot setback and concerns about visual impact and potential water runoff. The board discussed the variance as it pertained to the distance from the house, not property lines, and whether the applicant had exhausted other options. Ultimately, the board debated the appropriate setback, with one member suggesting a 3-foot variance was previously considered too small and another mentioning the applicant's investment. The motion was made to approve the variance as asked, which was seconded and passed.
