MCI Conquered Master Plan Update: Community Engagement and Development Considerations
The Select Board discussed the status of the MCI Conquered Master Plan. Alisa Sandavville, Community Development Director, presented an update on the planning process, which is currently in the illustrative plan development phase, with a framework plan and draft zoning anticipated later in the year. Key community engagement events, including a design cheret week, were highlighted. Discussions also touched on potential site constraints, the role of property owners (DCM/CHC), and the importance of mobility and access. Board members raised questions regarding the integration of public works facilities, the definition of reusable buildings versus DPW-targeted ones, and the need for the plan to be economically viable and net revenue positive for the town. The discussion also involved considerations for affordable housing goals, potential zoning tools like 40Y (starter home zoning), and the feasibility of including public works on the MCI site versus alternative locations. Concerns about wastewater treatment plant proximity to residential areas and cell coverage on the future site were also noted. The board was updated on ongoing grant tracking and received a water conservation award for the town.
