Planning Commission Approves Wendy's Development Plan, McNett Meadows Plat, and Vacates Rights-of-Way
The Planning Commission considered a development plan for a Wendy's restaurant on 0.92 acres zoned C-CC PMU, Community Commercial with a Planned Mixed-Use overlay. The site is a vacant outlot at the corner of Glen Road and an eastern access drive to Meyer. The plan includes a 2,000 sq ft building with a drive-through, faux brick and wood facade, and 25 parking stalls. Landscaping and lighting plans were approved. A condition was noted that border lighting is proposed but not allowed per the comprehensive sign plan. The applicant expressed a desire for specific lighting and signage modifications, but the commission indicated adherence to staff recommendations due to existing development agreements. The commission approved the development plan with staff recommendations. Additionally, a plat for McNett Meadows Section 1 was approved, comprising 102 townhome lots and private roads on 21.288 acres zoned R-PUD. This plat approval is contingent on the development plan approval. A third item involved the vacation of Hayes Street and unimproved right-of-way on Ohio Wesleyan's campus, proposed to be maintained privately by the university. Lastly, a request to vacate unimproved right-of-way on Jane Road, west of Winston Road, was approved, with the right-of-way to be assigned to adjacent property owners who have been maintaining it.
