Planning Board Recommends Approval for Rezoning of 4901 South Monaco Street for Behavioral Health Facility
The Planning Board reviewed an application for a rezoning from former Chapter 59, B-4 with waivers, to MX-6, 5. The applicant, Garden Recovery Network, plans to adaptively reuse an existing building that previously served as a senior assisted living facility to operate as a behavioral health care organization. The rezoning aims to simplify the permitting process and align with the new zoning code. Several residents expressed concerns regarding oversight, potential detox services, traffic, infrastructure, and the compatibility of the proposed use with the surrounding neighborhood. Staff recommended approval, citing consistency with comprehensive plan goals, blueprint Denver, and public interest. The board ultimately voted to recommend approval to City Council.
