Planning Board Approves May 20th, 2026 Meeting Minutes
The Planning Board approved the minutes from their May 20th, 2026 meeting. The motion to accept the minutes as written was moved by Malby and seconded by Pelleter. Board member Appleton abstained due to absence, and Mr. Fishman also abstained for the same reason. All other members present, including Mr. Chase, Mr. Wood, Mr. Mini, Mr. Peler, Mr. Malib, and the Chair, voted in favor.
Planning Board Provides Feedback on Self-Storage Expansion and Use Variance Request
The Planning Board reviewed a conceptual site plan for the expansion of an existing self-storage facility located at 84 Rockingham Road. The applicant, Buller Engineering, represented by Keith Cover, seeks to add 11,675 square feet of storage space across three single-story buildings. This expansion requires a use variance as self-storage is no longer a permitted use in the West Running Brook District. The Board provided feedback on the suitability of the expansion, noting that the project is a natural expansion of a grandfathered use and does not significantly alter existing infrastructure like turn radiuses or create substantial new impervious surfaces. The feedback will be forwarded to the Zoning Board of Adjustment for their deliberation on the variance request.
Planning Board Renews Letter of Credit for Former Cinema Redevelopment
The Planning Board approved the renewal of an irrevocable letter of credit for Cinema Properties LLC for the redevelopment of the former cinema at 10 Ashley Drive. The letter of credit, issued by Millard Bank, is in the amount of $45,470.16 and is set to expire on June 7th. The renewal was moved by Malabby and seconded by Pelleter, with all members voting in favor.
Planning Board Approves Window Decal Sign for 'Once Upon Again' Bookstore
The Planning Board reviewed and approved the architectural design for a window decal sign for 'Once Upon Again' bookstore, located at 21 East Broadway. As per the town's zoning ordinance for the traditional business overlay district, all new signs require Planning Board review prior to permit issuance. The applicant, Once Upon Again bookstore, has a pending sign permit and presented a decal design for approval. The Board found the sign design compatible with surrounding buildings, compliant with regulations, and complementary to the area.
Planning Board Notified of Potential Regional Impact Determination for Sports Dome Project
The Planning Board discussed a proposal for a sports dome next to Canoby Lake Park, which is under consideration by the Zoning Board of Adjustment to determine if it constitutes a regional impact. If deemed a regional impact, the Planning Board will have 30 days to review the proposed plan and provide comments to the town of Windham.
