Derry Township Extends Approval for Municipal Authority Garage Addition
The Board of Supervisors considered a sixth-time extension for the conditional approval of the preliminary/final land development plan for the Derry Township Municipal Authority garage addition on Clearwater Road (Plat 1376). The plan proposes a 7,846 sq ft addition to an existing building in the Planned Campus North zoning district. While some conditions have been addressed, remaining items require further review. The applicant requested an extension until September 22nd, 2026, to address outstanding items, as there was insufficient time for township staff and HRG to review the revised submission. The board recommended granting this extension, with no changes to existing waivers or the plan. The motion to grant the extension was approved.

The project has undergone several revisions and approvals, with the master plan approval allowing for a seven-year term with a potential five-year extension. The project will be served by public water and sewer, with existing infrastructure improvements noted. Several streets and alleys are proposed to remain private. Waivers from certain zoning and land development ordinance requirements were requested and, in most cases, recommended for approval by the planning commission and staff, relating to setbacks, shared parking, and building height. The board ultimately approved the plan subject to 19 conditions, including the finalization of HOA documents prior to plan recordation, with a vote of four to one.
