Town Board Reviews Regional Housing Needs Assessment to Fulfill State Mandate

Town Approves Predevelopment Agreement for Central Park Project with USL and Card Associates
The Town Board of Trustees approved Resolution 25-96, authorizing and executing a predevelopment agreement between the Town of Firestone, Card Associates Athletic Facilities LLC, and United Soccer League (USL) LLC for the Central Park project. This agreement initiates a phased process for developing a mixed-use development including a soccer stadium, multipurpose fields, an indoor sports center, a charter school, a tennis center, and mixed-use commercial/residential areas, alongside significant open space. The agreement outlines a 180-day period for initial due diligence and a one-year programming phase to develop a general PUD district plan. It emphasizes a transparent, public process for all land use and development approvals, with the town retaining ownership of the park. The agreement also includes a 12-month exclusivity period for the partners and a scoping fee reimbursement of up to $250,000. The project aims to provide significant recreational amenities and a diversified revenue stream for the town without direct tax increases for residents, though user fees will apply.
