Conditional Use Permit Approved for Outdoor Storage at Old Delane Road
The board considered a conditional use permit for outdoor storage at 1003 Old Delane Road. The applicant, Aken Industrial Management, proposed placing four outdoor storage container units (two 40x8 ft and two 20x8 ft) on the I1 light industrial zoned property. Board Approves Parking Interpretation for Gano Avenue Duplex Expansion
The Board of Adjustment heard an application for an interpretation of minimum off-street parking requirements for a property located at 320 322 Gano Avenue. The applicant proposed renovating the third floor of the existing duplex to create a third residential dwelling unit. Variance Granted for Construction within Utility Easement on Baron River Boulevard
A variance application was heard for a property at 170 Baron River Boulevard to build within a 20ft underground utility easement recorded as non-buildable. The property, located in an R2 and C1 zone, has over half of its area designated as non-buildable due to a flood plane and creek conservation area. The applicant sought to relocate existing accessory structures (deck, patio, basement walkout) within this easement for an expansion of the home. Staff recommended approval, citing unique circumstances (large non-buildable area, unusual easement placement) and that denial would deprive reasonable use. A key condition for approval was obtaining written consent from all utility easement grantees (Kentucky Utilities, AT&T, Columbia Gas, Spectrum, GMWSS) before construction. The board approved the variance, contingent on receiving these consents.
