Wood Subdivision Variance for Private Road Access Approved for Public Hearing
The Wood Subdivision project, involving the creation of two new single-family dwellings and the modification of an existing one, requires a 280A variance due to access via a private road, which does not have direct frontage on a public road. The applicant, NJS Engineering represented by Brad Cleverly, presented the case, outlining the five required reasons for the variance. The variance is sought because a portion of the site contains wetlands and steep slopes, making the construction of a public road standard infeasible and potentially more impactful than a private road. The plan includes paving the private road, which will benefit existing and proposed dwellings, and has incorporated turnoffs for emergency vehicles. A crucial aspect discussed was the maintenance of the private road and snow removal, with an HOA agreement submitted to the planning board for review. The board also discussed the need for a public hearing and the involvement of the fire district, which had not yet responded to requests for input. The public hearing is scheduled for July 7th.
