Planning Commission Recommends Approval for Church Field House Development Plan, Approves Minor Height Variance
The Planning Commission reviewed and recommended approval for the Grove City Church of the Nazarene's Field House final development plan. The proposed 33,000 square foot facility will include gymnasiums, training facilities, and support space. A key point of discussion was a minor height variance, as the proposed structure at 36.5 feet exceeds the SD1 district's 35-foot limit by 1.5 feet. Staff supported the variance due to the building's internal site placement and minimal height difference. The project also involves relocating a drive aisle and incorporating a pedestrian plaza. Landscaping plans comply with code, with perimeter trees situated around the new drive aisle. The development aligns with the Grove City 2050 guiding principles. A future 14,000 square foot addition is also planned.
