Kennesaw Planning Commission Recommends Approval for Mixed-Use Development with Parking Variance
The Planning Commission reviewed a rezoning application from Walton Communities LLC for properties at 1600 Old 41 and 041 Highway. The request was to rezone from RM12 and General Commercial to Planned Village Community (PVC) to develop a multifamily community with a 5,000 square foot retail/office commercial component. The commission also approved a variance for parking, reducing the requirement from 1.75 to 1.5 spaces per dwelling unit, citing development challenges due to floodplains and topography, and the potential for shared parking with adjacent developments. A stipulation was added to prohibit vehicular access from Old 41. The commission voted 4-0 to recommend approval to the Mayor and City Council for both the rezoning and the variance.
Parking Variance Approved for Kennesaw Multifamily Development

The applicant sought to reduce the parking requirement from 1.75 spaces per dwelling unit to 1.5 spaces per unit, resulting in a reduction of 64 parking spaces. The proposed commercial space (5,000 sq ft) was factored into the parking calculation, with an estimated need of 18 spaces for office use. The commission approved the variance with a 4-0 vote, recommending it to the Mayor and City Council.
Home Occupation Permit Recommended for Approval in Kennesaw
The planning commission considered a land use permit application for a home occupational license for Radoslav Zambrovsky at 2687 Summerbrook Drive. The applicant requested to operate an engraving and selling business for home decor, art, and personal gifts from his garage. Staff recommended approval with conditions, including that the permit is non-transferable, no clients or customers are allowed on-site, and no business signs are visible from the public right-of-way. The permit is valid for 24 months, after which an administrative review is required for continuation. The commission voted 4-0 to recommend approval to the Mayor and City Council.
