VA Housing Project Approved with Modifications to Address Traffic Flow
The planning commission considered a conditional use permit application (CUP 2024-02) for the 165 17th Street VA Housing project. The project proposes converting an existing 4,239 sq ft lodge building into eight 530 sq ft, one-bedroom, one-bath housing units for veterans, including private fenced patio areas. The application also sought approval to continue the legal non-conforming use of existing off-street parking spaces that do not meet current setback standards, particularly along 7th Street. Staff found the property adequate in size and shape, served by adequate streets and public facilities, and consistent with the general plan and housing element goals to meet housing needs. Concerns were raised and discussed regarding traffic flow and ingress/egress at the alleyway bordering Peach Avenue, particularly in relation to the adjacent dentist office. The commission ultimately approved the permit with modifications to ensure adequate ingress/egress on the north side of the building accessible from 7th Street, while preserving the green space. City council actions related to planning matters were also reported, including an ordinance amendment for housing provisions and time extensions for other projects.
