Market Street Wayfinding Sign Update: Digital Displays Approved Amidst Outdated Standards
The Planning Board reviewed a proposal for updated wayfinding signs at Market Street. While most sign standards are handled internally, this proposal was brought to the board due to outdated design standards that don't fully accommodate the proposed digital, changeable signs. The proposal involves removing dysfunctional video signs and replacing them with new panels that can display changing content, though not full video. The number of signs will decrease, and they will meet location requirements. The board was made aware of the signage changes for communication purposes.
Town Exceeds Tree Planting Goal with 29 Trees Planted
The '25 Trees for the 250th' initiative has successfully planted 29 trees, exceeding the original goal. Trees were planted across town, including at Town Hall and the South Fire station. Two trees did not survive and will be replaced. The project involved collaboration between the town, DPW, and a hired arborist, who provided training to DPW crews. Residents have expressed increased interest in tree planting due to the project's success.
Valos Way Construction Update: Concerns Raised Over Developer Responsibilities and Infrastructure
The Planning Board received an update on the Valos Way construction project. One house is occupied, a second is about 65-70% complete and expected to be occupied in late fall, a third lot has initial work but no building permit, and the fourth has no applications yet. Residents expressed concerns about the developer's responsiveness regarding snow plowing, road maintenance, sidewalk installation, street signage, and hillside stabilization/planting. The board discussed the developer's responsibility for these items, the role of the Homeowners Association (HOA), and potential actions by the town and residents.
Warning Issued on Fake Invoices Targeting Local Applicants
During the ZBA Case 26-6 discussion, a scam involving fake invoices for application fees was brought to light. Applicants are being targeted by AI bots that generate invoices for services, including a recent $5,000 fake invoice for the 4 Stoneway ADU application. The town is warning residents to verify all invoices before payment, as these scams can look very realistic and even include town seals.
Planning Board Reviews Accessory Dwelling Unit Proposal, Recommends Approval with Conditions
The Planning Board reviewed a site plan for an Accessory Dwelling Unit (ADU) at 4 Stoneway. The applicant, Matthew Lane, proposes converting a two-car garage into a one-bedroom apartment for his father-in-law. The project meets the size criteria for a by-right ADU under state law. Key discussions included drainage, privacy screening, and compliance with bylaws. The town engineer's memo highlighted the need for runoff computations due to increased impervious area. The board recommended approval, subject to the applicant addressing the town engineer's drainage concerns and complying with the tree preservation bylaw. The Zoning Board of Appeals (ZBA) will make the final decision.
