Planning Commission Approves Lot Line Change for Lawrence Park Partnership
The Planning Commission reviewed a preliminary and final application for the Lawrence Park Partnership concerning a lot line change at 855 to 875 Sussex Boulevard. The applicant, represented by attorney Mark Demic and civil engineer Dave Damon, sought to exchange a 40-foot strip of land totaling 14,210 square feet from the county to enlarge the existing Lawrence Park Satellite property. This change aims to accommodate additional parking, including oversized spaces for larger trucks, and to bring the Satellite property into compliance with impervious coverage requirements. The county property is approximately 22 acres, and the Satellite property is about 2.1 acres. Both are zoned for light industrial use. The Planning Commission discussed potential issues regarding steep slopes and the interpretation of disturbance limits. The county planning department recommended approval, and the applicant will seek a waiver from the DEP for sewage generation. The commission voted unanimously to approve the lot line change recommendation.

While the commission acknowledged the need for these regulations, they decided to defer a formal vote and discussion on all three items to the next month's meeting to allow for thorough review and more detailed presentations. The commission did vote to move forward with the proposed ordinances for smoke shops and kennels to the next stage, with the understanding that formal ordinance numbers would be assigned and further discussion would occur.
