Sassy Primitives Ltd. Receives Business Improvement Grant for Downtown Mckenry Relocation
The City Council approved a Business Improvement Grant for Sassy Primitives Ltd. and Baggio Properties LLC for $13,780.68. This grant will support the business's relocation to 909 Front Street, covering facade improvements, a wall sign, and interior demolition and construction. The business, which has been operating for 25 years and is currently in McCullum Lake, will bring a unique crafting and retail operation to Mckenry's downtown area. Council members expressed enthusiasm for the business's arrival and the positive impact it is expected to have on the downtown streetscape.
Senior Housing Development in McCullum Lake Seeks Mckenry City Water Connection
The City Council heard a conceptual presentation for a new residential development, "The Lodges at Forest Glenn and the Cottages at Forest Glenn," proposed by Ben Valetta. The development, located in McCullum Lake, seeks to extend city water lines approximately 3,000 feet to serve a senior housing project. While annexation into Mckenry is not feasible due to existing property boundaries, the developer requested to connect to the city's water supply and be charged the same rate as residents, rather than the non-resident rate. Concerns were raised by council members regarding the feasibility of extending water and sewer, the impact on city infrastructure, and the potential for future demands, especially regarding water pressure and maintenance. The council expressed mixed opinions on waiving the non-resident water usage rate, with some supporting the idea due to the project's benefits and others opposing it to maintain existing rates and avoid setting a precedent. Further discussion and potential agreements regarding maintenance and infrastructure capacity were deemed necessary.
Lenar's "Preserves of Boone Creek" Development Faces Scrutiny Over Density and Open Space
The City Council heard a conceptual presentation for the "Preserves of Boone Creek" single-family planned unit development, proposed by Lenar. The project involves rezoning the entire 300-acre property to RS3, preliminary plat approval, and a conditional use permit for a preliminary planned unit development. The plan includes 599 homes with three product types, including an age-targeted option, multiple entrances, a central clubhouse with amenities, themed parks, and approximately three miles of walking trails. Concerns were raised by council members and residents regarding the density, especially on the west side of the property, traffic impact on surrounding roads, the definition and sufficiency of open space according to city ordinances, the long-term maintenance of private amenities, and the potential impact on school capacity. The council ultimately voted to table the item to allow for further discussion and potential revisions to address density and other concerns.
Donovan Lift Station Improvements Approved; Electrical Panel and Controls to Cost $71,425
The City Council approved waiving competitive bidding and accepting a proposal from Advanced Automation and Controls Incorporated of Mckenry, Illinois, for $71,425 to furnish a new electrical panel and pump controls for the Donovan lift station. This purchase is part of a larger project to rehabilitate the nearly 30-year-old Donovan lift station, which has experienced numerous maintenance issues. The new electrical control panel will support new pumps that were authorized at the previous council meeting. A future contract for the installation of all new equipment will be presented to the council.
