Zoning Board Approves Site Plan for Dunkin' Donuts and Jimmy John's at Former TGI Fridays Location
The Zoning Board of Adjustment considered an application for a major preliminary and final site plan with use and bulk variance relief for the property located at 1043 Highway 9, known as block 4185, lot 9.11. The applicant, Bentley Realty Group Inc., proposed to convert the former TGI Fridays restaurant space into a Dunkin' Donuts and a Jimmy John's restaurant, including drive-through service, office space, and retail space. The application required variances primarily due to a pre-existing non-conforming use of a gym on the property and requested relief for front yard setback, landscape buffer, tree requirements, parking stall size, curb radii, signage, and building mounted signs. The board approved the application with conditions.
Zoning Board Grants Variance for Second-Floor Addition to Single-Family Home for Multi-Generational Living
The Zoning Board of Adjustment reviewed an application for a D4 variance for a Floor Area Ratio (FAR) exceeding the allowed limit, as well as a design waiver for a 17-foot wide driveway. The applicant, Jessica Kraskowski, sought to add a second-floor addition to her single-family residence at 28 Purdue Road to accommodate her parents. The addition, totaling 1126 square feet, would include two bedrooms, an office, a bathroom, a living area, and a kitchenette without cooking facilities. The application aimed to create a multi-generational living situation within a single-family home. The board approved the application with conditions, including a deed notice to prevent the second floor from being rented separately and a waiver for the driveway width.
