Lot Line Adjustment Proposed for Senior Housing Development at River Street Properties
The applicant, Len Carson, is seeking to adjust the lot line between two adjacent properties he owns at 272 and 274 River Street (16 Ky Street). The goal is to reconfigure the lots to better accommodate a future senior housing development. The proposed adjustment would change the lot sizes from approximately 38 to 66 and 9 to 68, bringing them into proportion with neighboring lots and creating a more symmetrical neighborhood layout. The applicant intends to sell the 272 River Street property, which is currently on the market, and potentially build four new senior housing units on the adjusted lots, aiming for a community-oriented design with minimal steps and shared green space. The proposed use is permissible under the current commercial-industrial zoning, which allows for residential structures on lots as small as a thousand square feet.
