Peoria Planning and Zoning Commission Approves Rezoning for Sun City Express Expansion

The Planning and Zoning Commission reviewed and approved a rezoning request for Sudlett Rezoning Case Z2527. The applicant, Paul Sedlett and Mary Egger Sedlett, sought to rezone the eastern portion of their property at 10487 North 91st Avenue from single-family residential R17 to intermediate commercial C2. The purpose of this rezoning is to allow the Sun City Express shuttle service to expand its operations to the entire site, improving current services and customer support. No additional changes to the site were proposed. The commission found the proposal conformed to the general plan's land use classification of office mixed use and was consistent with the surrounding commercial and residential development pattern. The rezoning will create uniform zoning across the parcel and allow for better screening options between residential and commercial areas. No roadway or utility improvements are required. Public outreach included notifying property owners and HOAs, with a neighborhood meeting where attendees expressed no opposition to the rezone itself but concerns about residential-commercial interactions. The staff recommended approval, which the commission unanimously approved.
