Pinehurst Planning Board Recommends Approval for New Medical Office Building
The Village of Pinehurst Planning and Zoning Board held a public hearing to consider a major site plan review for the construction of a three-story medical office building with associated parking at one regional drive. The application, submitted by V3 on behalf of Pinehurst Medical Clinic, involves five parcels totaling approximately 4.25 acres. The proposed building will be 42,515 square feet and 35 feet in height, with 262 parking spaces. The site is zoned OP (Office Professional), which permits medical offices by right. A traffic impact analysis indicated no additional road improvements were necessary. Stormwater will be managed on-site with two underground detention systems. The board reviewed staff and TRC recommendations and found the proposal met all applicable requirements for a general concept plan. As the decision is administrative, approval must be granted if requirements are met. The board recommended approval of the major site plan to the Pinehurst Village Council. The public hearing was then closed, and the regular meeting adjourned.
