Redmond Projects Significant Population Growth, Faces Housing Development Challenges
Redmond is projected to grow from its current population of nearly 39,000 to 50,000-55,000 within 20 years, with growth paced by economic factors and historical boom-and-bust cycles. The state requires the development of 10,000 new housing units within the next decade. Significant permit activity, with 350-60 permits issued in 2025 and 280 anticipated for future construction, indicates substantial near-term growth. This growth necessitates planning for services such as water, sewer, and transportation, while aiming to maintain neighborhood vitality and a small-town feel.
Redmond Sees Rise in Commercial Activity, Aims to Expand Local Services
Commercial activity is increasing in Redmond, with new businesses developing along Highway 97 and in areas like Les Schwab on the south side. The north side, near Walmart, also shows significant commercial development, alongside building improvements downtown. A key challenge is establishing commercial nodes farther from the town center to provide local convenience. Developments like Hayden's on Northwest Redmond are incorporating commercial elements, and incentives are being considered for commercial development in outlying areas, though caution is advised based on past projects like Canyon Club.
Redmond Police Department Faces Increased Demand, Operates from New Facility
The Redmond Police Department is experiencing a significant increase in calls for service, with approximately 30,000 calls in 2025, averaging about 900 per officer. This high volume necessitates an average of three to four calls per day per officer when accounting for duty time. The department is recognized for its well-trained officers and their ability to de-escalate tense situations peacefully. A new police station has been constructed on the north side of town to accommodate growth and future expansion needs.
Redmond Spurs Economic Growth with New Jobs and Business Development
Redmond is experiencing substantial economic development, with efforts to attract and expand businesses, including new ventures like Western Bus, expansions by Baselite, and the Amazon project. The city is also working with the Department of State Lands to develop 50 acres south of Juniper Golf Course, aiming to create family-wage jobs. The east side of Redmond is projected to gain 10,000 new jobs within 20 years, historically identified as a regional manufacturing center. Downtown Redmond maintains a 95% occupancy rate, with expectations of continued growth in supporting businesses as the population increases.
Redmond Expands Homelessness Services, Relocates Individuals from Business Area
Redmond is addressing homelessness with a multi-faceted approach. On the east side campus, projects include 21st Street Inn (25 tiny homes), a managed camp, and transitional housing funded for Mountain View. Efforts are underway to remove individuals from the Desert Rise business development area due to safety concerns for employees and residents, with many expected to transition to the managed camp. The city is also working with the county to potentially provide a less structured but safe space on county land if the managed camp reaches capacity. While the number of homeless individuals has decreased in both Bend and Redmond, the city emphasizes that individuals unwilling to adhere to rules will not be welcome.
