Rincon Board Approves Conceptual Site Plan for Industrial Building Expansion

The City of Rincon Zoning Board reviewed a conceptual site plan approval request for a 77,500 square foot expansion of an existing industrial building for automotive parts, designed to support robotic assembly operations. The property, owned by Effingham County IDA and located at 1000 Saywan EV Road, is zoned PUD. The expansion will include on-site stormwater management and connect to existing water and sewer services without requiring new utility expansions. The applicant, Brant Williams from Hussey Gay Bell, stated that a 20-foot buffer with the adjacent IDA-owned parcel would be removed, with a 15-foot building setback maintained. Existing parking is sufficient for one shift plus 15% for shift change. Staff recommended approval.

Rincon Board Considers Large PUD Rezoning Request with Resident Concerns on Traffic and Infrastructure

The City of Rincon Zoning Board considered a petition from Dylan Wing with Patriot Development Group to annex and rezone approximately 114.13 acres at 0 Lexington Ave. The property, currently zoned AR1 agricultural residential, was requested to be rezoned to PUD (Planned Unit Development). The proposal includes 382 lots, with 30 townhome lots and 352 single-family lots. The developer plans to extend public water from Highway 27 and install a new sanitary sewer lift station. Access will be from Lexington Avenue. Several residents expressed concerns regarding traffic, infrastructure capacity, school overcrowding, and environmental impact. The board will make a recommendation to the city council, with further public hearings and readings scheduled for June 8th, July 13th, and July 27th. The applicant stated that the developer would be responsible for utility expansions and road improvements.
