Commission Recommends Denial of Land Use Plan Amendment for Industrial Hub Designation
The Planning and Zoning Commission recommended denial of a request to amend the comprehensive land use plan from local corridor to industrial hub on approximately 2.1 acres of land located at 6615 FM 482. Staff cited that the proposed industrial hub designation does not implement the strategies of the comprehensive plan, is not compatible with existing uses in the area, and does not minimize potential conflicts between land uses, particularly given its proximity to residential uses and a school. The Commission agreed with staff's recommendation for denial.
Commission Approves Sign Waiver for Schertz Station with Condition
The Planning and Zoning Commission approved a sign waiver for lot 7, block 1 of the Schertz Station subdivision, located at 18406 IH35 North. The waiver allows for a freestanding ground sign that exceeds the maximum area requirement (472.5 sq ft proposed vs. 250 sq ft allowed). The approval was granted with a condition that only one freestanding ground sign be permitted on lot 7. Commissioners noted the need for future discussions on sign ordinances and considered the applicant's arguments regarding visibility, project identity, and economic impact.
Commission Recommends Denial of Rezoning Request to GB2
The Planning and Zoning Commission recommended denial of a rezoning request from pre-development district to General Business District 2 (GB2) on approximately 2.1 acres at 6615 FM 482. Staff argued that GB2 zoning is incompatible with the existing local corridor future land use designation and the surrounding mixed uses, and does not promote effective land use management or minimize conflict. The Commission concurred with the staff's recommendation.
Commission Approves Waiver for On-Site Sewer Facilities for Wood Subdivision
The Planning and Zoning Commission approved a waiver request for the Wood Subdivision Preliminary Plat, allowing the property at 7530 FM 482 to utilize on-site sewer facilities (OSSF) temporarily. The waiver is conditioned upon the property owner connecting to public sewer services once they become available to the site, as determined by the engineering and public works departments. The Commission also approved the preliminary plat itself, which establishes one lot of 2.69 acres zoned M1.
