Town Planning Board Initiates Design Guideline Overhaul and Explores Development Strategies
The Planning Board is undertaking a comprehensive review and update of the town's design guidelines, originally created in 2002. This initiative aims to modernize outdated guidelines, incorporate new considerations, and ensure future development aligns with the town's character and meets resident needs, both aesthetically and commercially. The project will engage an expert consultant and include public hearings. The goal is to have updated bylaws ready for a town meeting vote in May 2027, focusing on incentives for mixed-use development rather than mandates, to comply with the MBTA Community Act and encourage appropriate development, particularly in anticipation of the sale of the property at Mandarin Taste. Additionally, the board is reviewing minor site plan review for a proposed townhouse development at 23 Pond Street, ensuring features like a deeded section for a bench and a review of the homeowners' agreement before occupancy permits are issued. The board is also exploring potential enhancements for the town square and commercial areas, including street furniture, art installations, and business-organized initiatives, with a focus on both short-term and long-term placemaking strategies.
Community Events and Business Initiatives Progressing
Discussions were held regarding various community events and initiatives. The Library Reuse Committee is proceeding with a 30-day due diligence period for a proposed condo construction, while also keeping options open for a daycare center. The Business Brainstorming Group has taken responsibility for its own scheduling and organization, with a commitment to regular meetings on the first Thursday of each month. Recent community events like Chalk Art and Pride Day were successful, with Pride Day featuring 25 vendors that enhanced community engagement and provided exposure for local businesses. Porch Fest is scheduled for late August. The town is also considering future placemaking initiatives for the town square, including potential enhancements like planters and art pieces, to foster a unified feel and support local businesses. There's ongoing effort to improve the appearance and vitality of commercial areas, including efforts to engage property owners in the town square.
