Zoning Board Approves Variances for Gas Station and Convenience Store Project with Pickup Window
The Zoning Board of Appeals heard multiple variance requests for a gas station and convenience store project at the corner of 5th and 125th Street. The project, previously approved in 2022, required new variances due to zoning code changes and site modifications. Key variances included a use variance for a pickup window, area variances for parking setbacks, fuel pump proximity, lighting levels, blank exterior walls, ground floor transparency, rooftop mechanical screening, entrance/exit distances from intersections, and vehicle stacking lanes for the drive-through. After extensive discussion and public comment, the board approved all requested variances, including a use variance for the pickup window and numerous area variances to allow for the project's design and operation. The board also made a negative declaration for seeker purposes and addressed concerns about traffic, noise, and environmental impact.
