De Minimis Variance Approved for Vertical Addition at 43 Woodmir Drive
The Zoning Board of Appeals unanimously approved a de minimis variance of 1.8 ft for Anthony Roleri at 43 Woodmir Drive. The applicant is requesting to build upwards, extending vertically from the existing foundation without encroaching further into the property's existing setback. The variance is from the required 20-foot setback. The motion to approve was made, seconded, and passed unanimously.
Deck Variance Granted for Pool Enclosure at 222 Lawrence Road
The Zoning Board of Appeals unanimously approved a variance for Catherine Quinn at 222 Lawrence Road to build a deck around an existing above-ground pool. The project will encroach 10.2 ft into the 50 ft rear setback requirement. The pool itself already encroaches into the setback. The variance is requested because the lot is irregularly shaped, and the pool is existing. The deck will extend three feet beyond the pool. The motion to approve was seconded and passed unanimously.
Front Porch Variance Approved for Six Frederick Street Home
The Zoning Board of Appeals unanimously approved a variance for Brian and Ta Kane to add a front porch to their house at six Frederick Street. The porch is intended to add curb appeal and symmetry to the house. The variance addresses a portion of the house that currently does not meet the 50 ft closest-to-the-road setback requirement. The board discussed the property's corner lot location on Blackhouse Road and Frederick Street and the requested variance of approximately 8.5 ft. The motion to approve was seconded and passed unanimously.
Zoning Board Approves Deck Variance for 29 Mel Road Residence
The Zoning Board of Appeals approved a variance for John Foreman to build a deck on the back of his home at 29 Mel Road. The deck will cover the existing patio, extend approximately 15 feet off the back of the house, and connect to a previously approved addition. The outermost corner of the deck will be 44 feet from the property line, respecting a previous variance granted in 2021. The motion to approve was seconded and passed unanimously.
