St. Joseph's Place Preliminary Plat Approved with Waivers; Utility Easement Vacated
The Subdivision and Utility Advisory Committee heard discussion regarding preliminary plat St. Joseph's Place, a 21-lot residential subdivision, and several waiver requests. The waivers included lot depth for specific lots, extended street length without emergency access, and exemption from providing stub-outs to unplatted properties. Staff comments addressed soil tests, drainage plan approval, fire code compliance for service drives, public works approval of access controls, planning department concerns about flag lots and setbacks, survey review, GIS approval of street names, utility service by Evergy, and additional easements requested by Cedro County Electric Co-op. The committee also discussed vacation request 20260019 for a portion of a utility easement. Ultimately, the preliminary plat for St. Joseph's Place, including the waivers and fire department requirements, was approved.
