Board of Health Grants Variance for Septic System Setback at 8 Fish Road
The Board of Health granted a variance request from the 75-foot setback requirement for a septic system at 8 Fish Road. The applicant, Yappne Family Revocable Trust, sought to replace an old septic system with a new Clean Solutions system. The proposed drain field is approximately 60 feet from an abutting well, requiring relief from town regulations. The applicant argued that due to the well's casing into bedrock, the effective separation distance is about 92 feet. The Board considered the existing system's proximity to the water table and the advanced nature of the Clean Solutions system in granting the variance.
Town Hall Equipment, Including Piano, Declared Surplus and Approved for Disposal
The Select Board considered the disposal of surplus town hall equipment, including an overhead projector, beige partitions, and a piano. The piano, donated in 1912 and last used around 2005, has sentimental value but is in disrepair. The board decided to advertise the piano for anyone to take, with pickup required within two weeks. The overhead projector and partitions were deemed to be disposed of as appropriate. Concerns were raised about a town vote in 1912 stipulating a piano be in the town hall, but the board concluded that the obligation to maintain it has long since passed.
May 11th Meeting Minutes Approved
The Select Board approved the minutes from the May 11th meeting. The minutes were noted as being well-prepared and including line numbers.
Rogers Field Parking Lot Paving Project Proceeds Despite Initial Measurement Error
Dennis Senibaldi, General Services Director, admitted to a measurement error in the original bid specifications for the Rogers Field parking lot paving project. The actual square footage is 18,800, significantly less than the initially estimated 6,000 square feet. Despite the error, Senibaldi believes the project can stay within budget due to cost savings from other road projects and a $20,000 donation from baseball. He requested the board allow the project to continue.
Land Use Change Tax Approved for Governor's Road Property
The Select Board approved a land use change tax warrant for 28 Governor's Road, Map 7 Lot B6. The property no longer qualifies for the state's current use program. The tax assessor's opinion is that the purchase price of $440,000 is a fair market value. The board recommended issuing a land use change tax bill of $44,000, which is 10% of the market value.
