The MOU also clarifies obligations regarding estimated water usage and penalties for exceeding limits.

Cyrus 1 Data Center PUD Amendment and Plan Review

The Economic Development Committee reviewed an amendment to the Cyrus 1 PUD (Planned Unit Development) and a preliminary PUD plan for a data center development. The proposed changes include shifting from two-story buildings to single-story structures, reducing the total square footage from approximately 2.1-2.2 million to 1.85 million square feet, and increasing building and site coverage. The plan also consolidates detention along Faxon Road and pushes buildings further north to increase separation from residential areas. The project has secured power from ComEd with 480 megawatts approved and is proceeding with construction, including entranceway improvements and grading for the transformer pad. The new plan maintains a 150-foot setback to Eldomaine Road and a 100-foot landscape buffer. Renderings show a similar architectural style to the previously approved plan, with a 36,000 square foot, two-story office component and a 24-foot tall main building structure, with mechanical penthouses reaching approximately 50 feet.
